Information Relevant to All Properties on Edgemont Ranch

The Edgemont Ranch community and quality of life are protected by "Covenants, Conditions, and Restrictions"(CCR). This document governs all dwellings built on the ranch as well as the uses of individual properties, the common grounds, and protecting your investment. Edgemont Ranch affairs are managed by a financiallysound Property Owners Association (EPOA), comprised of elected homeowners. EPOA homeowners fees are less than $30 per month. These fees maintain the recreational facilities, open space, common areas of the ranch, and all community activities sponsored by the EPOA. All property owners belong to the EPOA, some portions of the development also have individual property owners associations with other fees, please check with the listing realtor to see if additional fees apply.
Water, sewer, roads, snow removal and maintenance is provided by the Edgemont Ranch Metropolitan District (ERMD). The ERMD is also governed by a board of elected homeowners. Water services are metered and cost $58 per month (Water Base $24/Infrastructure Maintenance Fee $34), plus $2 per 1,000 gallons used. Sewer services are $50 per month (Sewer Base $25/ Infrastructure Maintenance Fee $25). A portion of your property taxes is paid to the ERMD for road snow removal and maintenance costs.

Dedicated on-site staff are employed by the ERMD and the EPOA, to carry out policies and directives, as well as, manage day-today operations. Edgemont Ranch children attend Riverview Elementary, Miller Middle School and Durango High School. The school bus pickup for all schools is at the Silver Queen entrance.
