The Edgemont Ranch community and quality of life are protected by "Covenants, Conditions, and Restrictions"(CC&Rs). This document governs all dwellings built on the ranch as well as the uses of individual properties, the common grounds, and protecting your investment. Edgemont Ranch affairs are managed by a financially sound Property Owners Association (EPOA), comprised of elected homeowners. EPOA homeowners fees maintain the recreational facilities, open space, common areas of the ranch, and all community activities sponsored by the EPOA. All property owners belong to the EPOA, some portions of the development also have individual property owners associations with other fees. Water, sewer, roads, snow removal and maintenance is provided by the Edgemont Ranch Metropolitan District (ERMD). The ERMD is governed by a board of elected homeowners. The ERMD is a separate entity from the EPOA. Dedicated on-site staff are employed by the ERMD and the EPOA, to carry out policies and directives, as well as, manage day-to-day operations. Edgemont Ranch children attend Riverview Elementary, Miller Middle School and Durango High School. The school bus pickup for all schools is at the Silver Queen entrance. Welcome to our neighborhood!
